An action to recover damages for any deficiency in an improvement shall be brought within 4 years of substantial completion. TENN. CODE ANN. § 28-3-202. If injury occurred during 4th year after substantial completion, action shall be brought within 1 year after injury, but in any event the action must be brought within 5 years after substantial completion. TENN. CODE ANN. § 28-3-203.
