An action against a “provider” (defined as a person who contributes to, provides, etc. designs, engineering, construction, etc.) based in contract or warranty shall be commenced within 6 years of date of completion. All other actions against a provider shall be commenced within 2 years from the earlier of discovery or date when cause of action should have reasonably been discovered, but in any event no more than 9 years from completion. If the cause of action is discovered or discoverable during the 8th or 9th year, the injured party shall have 2 additional years to commence suit. UTAH CODE ANN. § 78B-2-225.
